TENENT SCREENING:
Tenant Screening Background checks aren't just for employers. Property management firms and landlords have a vested interest in making sure they have safe, responsible and financially secure tenants. Just like the background checks done for employers, tenant screening can range from a basic criminal record check to an extensive roster of background screening searches. Some of the searches used in a tenant background check would include the following:
County Criminal Record Searches. This search is conducted at the county courts identified by the Address History search, and produces the most up to date information available on criminal offenses.
Multi-State Criminal Database Search. Our Multi-State search includes all states that offer records with name and date-of-birth data, and is an excellent supplement to the County level searches, casting a wider scope of coverage. It is not intended to be used exclusively.
Employment Verification. Information provided by the candidate is verified by our contacting the employer directly. Verifications typically include the employer's information, start and end dates, title upon departure, and eligibility for rehire. We will also try to verify compensation if it's provided. All 6companies have varying policies on compensation verification.
Tenant Reference Verification. Prior landlords or property management firms are contacted to confirm lease location and dates, monthly rent, payment history and eligibility to rent again.
Nationwide Sex Offender Search. This search includes data from all 50 states and the District of Columbia . Sources vary and may include Sex Offender Registries, court records and proprietary databases of sex offender records.
Eviction Search. Using the specific location where the prospective tenant resided, this address is
compared to a database of eviction records. While this is data does not include all eviction information, it is a very beneficial resource for increasing the likelihood of a successful tenancy. Background Check

We track down and gather intelligence on sexual predators, then turn it over to Law Enforcement using the highest technology available to us called the "INTERNET PREDATOR TRACKER." This tool provides us all the tools that are necessary for us to help track down these criminals and put them behind bars where they belong.
Internet Predator Tracker allows us to collect: Instant messages, images, websites, voice chats, full IP packet capture, and save all this information into a case database that is protected with an MD5 hash for security.
Internet Predator Tracker was created by Joseph Seanor; Senior Investigator for six years at American Online and Investigator for high profile security cases involving hackers, intrusions, E-mail and Presidential threats. Joseph Seanor also spent 10 years with the Central Intelligence Agency (CIA).

John Savage [CCID]:
Maine native John Savage entered the security and investigations industry in 1998 -- first with the Pinkerton Agency, then as a private investigator for "Lawyers Investigating Service, Inc." During his this time with LIS, Inc. he specialized in surveillance working specially insurance Fraud cases.
In 2006 Mr. Savage entered the loss prevention industry where he worked as a loss prevention investigator covering 15 stores along the Maine and New Hampshire seaboard.
Mr. Savage is a Criminal Justice major and has also received his certificate in Paralegal Studies specializing in both civil and criminal litigation.
Among his accomplishments he has studied Advanced Digital Forensic Techniques [ADFT], Certified Ethical Hacker [CET], and is a Certified Email Tracer, just to name a few. He is looking forward to earning his CISSP in the near future.
John Savage lives with his wife Debbie in Old Orchard Beach Maine.
